Jeetendra Kapoor and Family Sell Andheri Land Parcel for ₹855 Crore to NTT Global Data Centers

Mumbai | June 5, 2025 : Veteran Bollywood actor Jeetendra Kapoor and his family have sold a prime land parcel in Mumbai’s Andheri area for a staggering ₹855 crore to NTT Global Data Centers and Cloud Infrastructure, marking one of the biggest land deals in the city this year.
The transaction, registered in May 2025, was executed through two family-owned entities—Pantheon Buildcon and Tusshar Infra Developers. The land, spread over 9,664.68 square metres (approx. 2.4 acres), currently houses Balaji IT Park, which comprises three constructed buildings.
According to property records accessed via proptech firm Square Yards, the market value of the property was pegged at ₹729.26 crore. The sale attracted a stamp duty of ₹8.69 crore and registration charges of ₹30,000.
The acquisition marks a major expansion for NTT, a Japanese tech conglomerate and India’s largest data center provider, amid a rising demand for secure digital infrastructure in the age of artificial intelligence and cloud computing.
“This purchase underlines the growing importance of Mumbai, and particularly Andheri, as a digital and commercial hotspot,” said an industry analyst. “With demand for data storage skyrocketing, proximity to urban cores like Andheri makes strategic sense.”
Located in Mumbai’s western suburbs, Andheri is a critical commercial and residential zone, already home to several IT parks, media houses, and corporate offices. The area’s connectivity and infrastructure make it a preferred location for tech giants and developers.
NTT joins a growing list of global players like Google Cloud, Amazon Web Services (AWS), and Microsoft who are aggressively expanding their data center footprints in India to support rising regional demand.
The seller, Jeetendra Kapoor, is one of Indian cinema’s most celebrated actors, having featured in over 200 films. He is also the promoter and non-executive chairman of Balaji Telefilms, a leading entertainment company helmed by his daughter, Ekta Kapoor. His son, Tusshar Kapoor, is also a film actor and producer.
The Balaji IT Park on the sold land was part of the family’s larger real estate and entertainment business interests in Mumbai.
Industry experts suggest India’s data center market is poised to grow exponentially, driven by digitization, 5G rollout, and AI-led applications. Mumbai, with its robust infrastructure and fiber connectivity, continues to be a prime location for such investments.
This landmark deal reinforces real estate’s evolving role in digital transformation, with legacy film families like the Kapoors contributing to the new wave of tech-driven urban development.
