Mumbai Eases Redevelopment Rules in Airport Funnel Zone

Mumbai: In a major relief for residents of Santacruz, Vile Parle, and Kurla, the Maharashtra government has amended the Mumbai Development Plan to allow redevelopment of buildings affected by height restrictions in the airport funnel zone.

Deputy Chief Minister Eknath Shinde informed the legislative council that strict height curbs have hindered redevelopment in these areas for years. A funnel zone is the airspace around an airport’s runways to ensure safe aircraft operations.

To address this, the government has introduced a special provision in the Brihanmumbai Development Control and Promotion Regulations (DCPR) 2034, allowing redevelopment to utilize the full development potential, including Floor Space Index (FSI) and Transferable Development Rights (TDR).

"We have issued a notification under Section 37 (1AA) of the Maharashtra Regional and Town Planning Act, making redevelopment in funnel zones and other affected areas of Greater Mumbai more feasible," Shinde said. The decision follows long-standing demands from local representatives and residents.
