Ostwal Builders Booked for ₹2 Crore Real Estate Scam in Mira Road

Mira Road:In a significant development, the Naya Nagar Police have registered a case against Shree Ostwal Builders Ltd, including its owners Umrao Singh Ostwal, Kuldeep Singh Ostwal, and four others, for their alleged involvement in a multi-crore real estate fraud involving illegal construction and forged documentation.

The complaint, filed by Ranjeet Jha, secretary of Ostwal Paradise in Mira Road, accuses the builders of fraudulent practices dating back nearly two decades. Jha alleged that in the original 2006 sale agreement, the developer had committed to constructing four residential buildings and one shopping centre. However, in 2008, the builder reportedly registered four separate housing societies, a move not communicated to the buyers.

The alleged fraud came to light in 2015 when society officials began compiling documents for the deemed conveyance process and noticed several irregularities in the paperwork. “The builder created fake revised construction permissions and forged maps,” Jha said, adding that this resulted in the illegal sale of flats, causing financial losses estimated to be over ₹2 crore and misleading the Mira Bhayandar Municipal Corporation (MBMC).

Jha also cited a 2008 written complaint made by the society’s architect, the late Sunil Chaudhary, who had warned the authorities about the violations. “Had the Town Planning Department acted under the MRTP Act back then, the builders wouldn’t have dared to proceed with the illegal construction,” Jha stated.

Following the recent complaint, police have filed an FIR under sections related to cheating, forgery, and criminal conspiracy. As of now, no arrests have been made. The investigation is being led by Investigating Officer Manish Wankhede.

The case has raised serious questions about oversight in urban planning and regulation enforcement in the Mira-Bhayandar region. Residents and housing activists are now calling for stricter action and systemic reforms to prevent similar cases in the future.
